As a home stager for several years now in the Denver area, I’ve learned a thing or two about getting your house ready to SELL, and what it takes to prepare it well.  If you want top dollar, and a quick sale, stage your home and do it right!

Here are my top secret tips for home staging for your open house:

  • Have you checked out the competition? Your house is in a competition with other houses in your area, that are similar and priced close. One smart home staging strategy you can do to be sure your house is in the top running is to check out the competition. Go through their houses. Observe what really works to make it attractive to buyers. Make notes about what detracts from the house. If it’s an open house, listen to what buyers are saying – the good and the bad. Then, take these clues and make sure your house out-shines them.
  • How about holding an open house “preview?” Invite neighbors, friends and their families over to preview your house.  Most of them may be dying to see what it looks like on the inside anyway. By doing this, you can get a feel for what real buyers will think when they come through.  Plus – and this is a biggie – they may know someone who’s looking for a house and yours may be just perfect! Many folks would like to find a place for a friend or family member that is close to their house. You just never know who they know and who is looking for the perfect house.
  • Ask a trusted friend to go through your house with an eye like a buyer. That’s what a professional home stager will do. Ask this friend to be very honest and tell you what they observe and how it will look to a buyer.  Then be honest about what you can do to improve your house.  Remember: your goal is to SELL THE HOUSE!  Home staging is all about the best presentation possible. Put your feelings aside and listen to your home stager (or trusted friend).
