  • Using Focal Points For a Professional Home Decorating Look

    Want to create and decorate rooms that are comfortable and inviting?  Or do you want to highlight special features?  If you’re selling your home, these can serve as great home staging tips that can help you get your home ready to show and put you out ahead of the competition!  Or, if you just want to change things up in your home and give it some polish, try these tips.

    Create a focal point in each room

      Play up your firplace with art and furnishings

      Play up a fireplace – one of the biggest mistakes people make is covering up their fireplace.  If you have one, try to find a way to arrange furniture so some of it faces this feature.  Even if you don’t use it much, play it up; don’t clutter the mantel or wall above it with too much stuff; keep it clean – put a basket of large pinecones in it if you don’t use it.  A large piece of artwork above helps to draw the eye to it.  Usually a fireplace is the “WOW” factor when you walk into the room, so don’t sell it short!

     

    • Showcase great windows – do you have large, beautiful windows? Do they look out onto a great view?  Frame them with drapes that let in light and let you see out.  There are so many to choose from.  You can spend quite a bit or choose very inexpensive panels.  Each has their own special look.  Remember, these frame your view and set the tone for your room.

     

    •  Display artwork – So many people have nice pieces of art, but they never get around to putting it up.  Instead, they clutter horizontal surfaces with lots of small photos or hang many pictures on the wall.  While you want to see family photos, neutral art will make your rooms look more elegant and upscale.  Put the family photos in lovely albums and put them out on the coffee table.

      How to make the most of a large, open room

      Create “zones” that define each space – if you have rooms that serve multiple purposes, define each space so it doesn’t look cluttered.  A common use of space is to make a spare bedroom into an office.  Keep office clutter contained in neat shelves, drawers or baskets and confine it to one area.  The bedroom furniture shouldn’t be piled with papers, books and your extra office overflow.   Use an area rug to help define spaces.  Consider a large one under a dining room table and chairs.  Or mark off the TV viewing area with a rug and leave another space for reading, playing games or relaxing.  You can also divide rooms with shelves that serve double duty – storage and room dividers!

    Attractive curb appeal is all important!

    When the real estate market is slow, as it is now it’s called a “buyer’s market.”  Homebuyers can take their time to purchase their dream home.  They can afford to be picky, waiting to get exactly what they want, instead of buying a house and making improvements because there aren’t enough houses on the market.  There’s less fear that someone will snatch up their home if they don’t act quickly.  But there is a strategy that can help yours stand out.

    If you’re house has been sitting on the market for 90-120 days, you start to feel desperate as you watch your money evaporating with the cost of keeping it.  Not to mention the fact that you spend day after day with your life on hold and your agent may be urging you to take another price reduction.  And that can cost you big money!  So what is the solution?

    • Home staging is a strategy that gives you an edge in this market.
      · Keep your money and avoid endless price reductions.   If your house looks better than all the comparable homes for sale and you’ve done your homework to price it right; it just makes sense that it would sell quicker than an un-staged house.  There are certain changes you can make that will appeal to buyers.
      · Attract Internet-savvy homebuyers.    If your photos aren’t great, why would a buyer make a trip to your home to view it?   Since many homebuyers look on the Internet for their next home, yours HAS to capture their attention.  So, get it staged, outside and inside, BEFORE your agent takes those pictures and starts bringing people through!
      · Homebuyers shop with logic and buy on emotion.    Home buyers start with a list of “must haves” in their next home, but they often fall in love with a house because it evokes emotions.  They imagine their own furnishings there and their children playing; or working in that great office, or whatever your home offers.  A good home stager will help set the mood and help buyers overlook flaws.

    Really look at your home with a critical eye and ask yourself, “will this house appeal to a broad range of shoppers, or is it decorated specifically for my tastes?”  There’s nothing wrong with surrounding yourself with all your favorite things, but when it’s on the market, your house needs to be very neutral, spacious and un-cluttered to attract buyers and of course, that all-important offer!  We can help you choose what goes and what stays and organize what’s left.  Since most houses have way too much furniture, accessories and clutter, plan to get a start on your packing and show off your house instead of the furnishings!

    I logged onto http://www.shopelectricityratestexas.com/shop_electricity_rates.html to compare energy rates through out the state. My husband and I are finally at the point where we have saved just enough money to buy a small vacation home. He wants a beach house and I want a house on the lake. I have been trying everything to try and sway him in my direction, including dropping hints about how much less expensive it would be to have a lake house than a beach house. I have tried to compare everything. I really feel like having a beach house would be awesome, but the upkeep would be so much more expensive than having a lake house. We would spend more money on energy, insurance, property tax, and upkeep with a beach house. I know that he loves the beach. I love it too, but I am the more practical financial thinker in our partnership. We he gets an idea, he just rolls with it without looking at the big picture. The more things I can come up with why a lake house is better, the bigger chance I have of getting a lake house! Any suggestions? I will try anything at this point.

    If you’re even thinking about putting your house on the real estate market, here are some facts you really should think about! Right now, we have a buyer’s market. That means that buyers are in control and they can be choosy about the property they buy. What can you do to make your property stand out?

    I’m not going to just give you a pat answer as a home stager.  Most people know that you need to stage your house to help it show better and appeal to more people. But what does that really mean?

    Look at these 2 photos and imagine yourself as a buyer. Which house would you be more inclined to go look at? Why?

    Most of this was done with items the home owner had around the house. Home staging isn’t expensive – it’s indispensable!   • Pools Make Great Use Of Your Outdoor Home Decorating Scheme!

    Inflatable float for a swimming poolIt might be time to start thinking about your outdoor spaces and what you can do to extend your living and entertaining area.  A swimming pool is a terrific addition to any yard!  If you’re already lucky enough to have one, you know exactly what I mean when I say it doubles your usable square footage.  This is a home decorating dream.  A pool makes it easy to design the rest of the yard and plan your parties.

    Imagine your next pool party; drinks, hours’d'ourves and yummy food around your pool!  People chatting and having a wonderful time! Your hostess rating goes way up! People will want to be on your guest list forever after a party by the pool! Be sure to decorate and match the theme for an exciting day or evening soiree.  This shouldn’t be an afterthought in your overall home decorating scheme.

    And when it comes to pool supplies, where do you go?  For convenience, online shopping is a one-stop wonder.  You can order your supplies, from chemicals, pumps, cleaners or all the other things you need to keep your pool in order.  Place your order, then forget about it – they’ll ship it to your door and you take care of the rest.

    When you think of elegant dining room furniture and your home decorating style, what comes to mind? Are you the traditional, solid, time-tested type? Or do your tastes run more toward the unusual, with one-of-a-kind styling and out of the ordinary lines? Whether you’re one of these, or somewhere in between, your dining room says a lot about your home decorating style.

    I happen to love a very eclectic, global style.  I go for one-of-a-kind pieces that just don’t look like everyone else’s furniture.  You’ll find in my house, a half circle, leather-topped wine rack with old world styling.  A dining room table with marled wood insets, padded, upholstered chairs, and plenty of room for guests.   Your dining room should reflect who you are and how you like to entertain.

    Traditional styles are solid, usually wood pieces that will be around for a long time.  They often feature scrolling, curved and carved wood.  Choose these for your dining room if you buy quality pieces for a lifetime of use.  If you like to change your style from time to time, you may want to decorate your dining room with more moderately priced pieces that you can change and add to as you wish.

    If you like sleek and modern but still want elegant dining room furniture, you will be more inclined to choose pieces with sweeping curves, surprising colors and different materials like chrome, plastic, glass and marble.  These pieces are daring and fun!  Go for it and show off your creative home decorating style!

    Just remember, when picking your dining room furniture, think about how you like to entertain.  Do you prefer a casual approach, with buffet service?  Or are most of your dinners sit-down, with food served to each guest?  Family style entertaining is still wildly popular with food being served by passing around large dishes and plates of each food.
